Roofing Over  Guest Bedroom

            ICINC has extensive experience with roofing and was hired to repair this aging (and leaking) roof in Newport Beach, CA. If you look at the before photo closely you can see that the roof was initially covered with marble chips. An older technique that was used to prevent sun and wind from eating away at older types of roofing materials. The problem with this technique is that it is extremely heavy! This roofing has a tendency (over time) to sag due to the weight and will then cause water to penetrate the roofing materials and leak (which is exactly what happened here). We removed the marble chips, ripped off the plywood, and began to pitch the roof ASAP. We also added a skylight for more natural light in the bathroom below. 

            The real challenge with modified bitumen roofing (a.k.a. torch down) is getting the roll of roofing tar to fit into corners, up walls, and in tight spaces. This roof wasn’t the most difficult roof to get the material up underneath the edge flashing, but it tested our abilities none the less. The roof came out great and to this day has no water build-up (a.k.a. superior runoff) when it rains.
